The list here is just a baseline since the services may vary within each brokerage and each market.   Many REALTORS^® routinely provide a wide variety of additional services that are as varied as the nature of each transaction.

By the same token, some transactions may not require some of these steps to be equally successful. However, most would agree that given the unexpected complications that can arise, it’s far better to know about a step and make an intelligent, informed decision to skip it, than to not know the possibility even existed.

The Critical Role of the REALTOR^® – 180 Steps

Listed here are 180 typical actions, research steps, procedures, processes and review stages in a successful residential real estate transaction that are normally provided by full service real estate brokerages in return for their sales commission. Depending on the transaction, some may take minutes, hours, or even days to complete, while some may not be needed.

More importantly, they reflect the level of skill, knowledge and attention to detail required in today’s real estate transaction, underscoring the importance of having help and guidance from someone who fully understands the process – a REALTOR^®.

10 Reasons to Buy Your Sun City Home in 2010

Prices have declined to 2003-2004 levels and are bottoming out. You don’t have to pay an over-inflated price.
There is still a little room to negotiate with the sellers.
Interest rates are a historic lows, but Treasury has already stated the interest subsidies will go away next spring.
Tax credits of $6500 to $8000 are still available to many buyers of homes.
There can be substantial tax benefits if you finance your purchase.
I anticipate interest rates will rise to 6% in the spring. Higher interest rates will lower buying power.
Home prices in the Sun Cities/Phoenix area are now creeping up.
You can now own a winter home as cheap or cheaper than you can rent.
Inventory of homes for sale in the Sun City and Sun City West area is at its highest in January thru March. You will have the best selection of the year at this time.

If You Don’t Buy a House Now, You’re Stupid or Broke!

Not my words, this is the headline from a Business Week writer, Marc Roth.

His position, interest is at ~5% for a thirty year fixed loan. This is a historically low rate, the lowest in 40 years. You can read the original article HERE.

In addition to the points Mr. Roth writes about, think of these.

Inventory is at a healthy level(827 Active listings in Sun City alone)
The average list price for a 1435 square foot home is $134,388. This is about $93.00 per square foot.
Prices are at the 2002/2003 levels.
82 homes have sold in the last 30 days, a traditionally slow period.
Lending guidelines are tightening for all types of home loans.

Consider this, Sun City prices are a great bargain for a home in the sixth largest metropolitan area in the US. Compare the values to New York, Chicago or L.A. and see if you don’t agree.

All in All, good words if you are thinking about a new Sun City neighborhood home.

FALL IS COMING TO ARIZONA!

Here in Sun City, we count the first Minnesota license plate sighted. It is a better measure of the season than the weather, which still is in the 100 degree range. It is Memorial Day, a perfect day to remember heros. I grew up amongst heros in San Diego, a Navy town. My father and the neighbors on either side of us, across the street, and up the street were all career men.

When my turn came, I enlisted 12/7/1964 serving until 12/6/1970. I reported to Fort Polk on my 19th birthday. Yes, I’ve had better birthdays.

I really miss my 33″ waist.

Back to my subject, you never forget your Drill Sergeant, Drill Instructor, etc. This frightning but dedicated individual took callous youths and made men and women out of them. They were respected, feared, and yes, sometimes hated by those they trained.

I am sure one thing never happened, they were probably never thanked for the lessons taught.

Today, I would like to correct this. Sgt Gooding, wherever you are, thank you. I have stood on your shoulders for my whole life, I hope I wasn’t too heavy.

Today, I am fortunate. I walk among heros every day. I live and work in Sun City AZ. home of many of the “Greatest Generation” veterans of WWII, Korea, and now Vietnam are my clients and customers. I occasionally get to serve active members who are stationed at Luke Air Force Base.

To all who have, are or will serve, my heartfelt thanks.

A few pieces of good news for the day.

The Home Affordability Index is the best it has been in the 18 years of its existence. 73% of homes for sale were affordable by the median income family($64,000 as of this writing)
Mortgages were still artificially low, subsidized by the Federal Reserve. This can’t go on forever folks, buy soon before rates go up. the Fed is only doing this to help us out of the current recession, do your part too.
HUD, after a false start is working on a mechanism to allow the first time buyer tax credit to apply to the down payment requirements on the purchase of a new home. This will probably be in the form of some sort of loan by HUD.

Mortgage Fraud and your Buyer’s Agent

When buying a home in today’s market, you MUST be concerned about MORTGAGE FRAUD. Not only the FRAUD FOR PROFIT that many have experienced, but the FRAUD FOR HOUSING. Yes, if you lie, or are encouraged to lie in the mortgage application, that is FRAUD. It is both a Federal and Arizona FELONY. Your buyer’s agent should help you avoid potential financial losses and criminal prosecution.

This post is inspired by 2 others on this forum. Lenn Harley’s MORTGAGE FRAUD THRIVES – THE PLAYERS ARE THE SAME and Broker Bryant’s You want my buyer to do what?

Both of these posts touch on the Buyer’s agent responsibility in the procurement of a home loan. I am just adding some of my thoughts to theirs.

Many problems in today’s real estate market have been caused by FRAUD! Often guided by the lending officer, who feels pressured to make the deal at any cost. Since most states do not require the lending officer to have a fiduciary responsibility to the lender, fraud may easily occur.

Buyer’s agents DO have a fiduciary responsibility to the buyer. It is their highest duty when representing the buyer. Why don’t they stop the fraud? Here are a few reasons.

Accepting a buyer provided lender. Sorry folks, this is my biggest fear. Many, if not most lenders don’t play well with real estate agents. They do not keep us in the loop, and often won’t provide us with the information necessary to protect and counsel the buyer. Make sure your lender will talk to your agent, or be prepared to accept the consequences.
Many agents don’t understand mortgage rules and procedures. I will bet most agents have never seen a buyer’s Good Faith Estimate. If your agent doesn’t know what is on this document, there is no way to help the buyer understand the loan they are getting.
In my state, most buyer’s agents do not attend closings. I have never seen a loan originator at a closing. It is at the closing, or a few days earlier, that you get to look at the Note. The Note defines all of the terms and conditions of the loan. Anything said or written prior to the signed note are null.
Many agents were "trained" to let the "mortgage professional" do the job without interference. This has often been justified as "preserving a buyer’s privacy". It is imperative the buyer’s agent be involved.

These are just a few of the things a buyer’s agent should do to protect their buyer, and make the real estate purchase a good one.
